Cwmhowell Holiday Cottage
- A beautiful Welsh farmhouse with stunning views
Facilities
Cwm Howell is a Very large modernised detached farmhouse built in 1864 and retaining many of its original features, nestling in over 100 acres of land and has stunning views over the Towy valley. There is a five seater outdoor hot springs hot tub, large pond and running stream adjacent to the house and garden. Cwm Howell sleeps 14 people comfortably, maximum of 12 adults.

The lounge has solid oak wood flooring with French doors opening to the rear garden and patio area and windows overlooking the pond, superb views over the Towy valley red kite and buzzard riding the thermals and all residential peacocks and peahens peering through the windows to arouse your attention. The woodburning fire will keep you warm and cosy on chilly evenings with a 47 inch 3D flat screen TV and DVD player.

There is a second sitting area with a 3 seater leather sofa and two leather armchairs adjoining the large fully fitted, fully equipped Farmhouse kitchen diner which has granite work surfaces, tiled flooring and quality appliances including dishwasher, electric fan double oven, ceramic hob, combination microwave oven, steam oven, plate warmer, 4 slice toaster and kettle

There is a boot room off the kitchen for coats shoes etc...which also provides a second entrance to the farm house.
Cwmhowell has a very large open plan kitchen diner ideal for the preparation and cooking of the vast array of fresh local produce to be found in the area, furnished with oak table which is large enough to seat 12 people. There's also a ceiling mounted tv in this area in order you can catch up with the day's news at breakfast, prior to the day's activities. There is also a Rayburn range oven which keeps this area toastie warm during winter months, it's also possible to prepare food in the Rayburn.(you can't beat a slow cooked stew after a hard days walking!)

The farmhouse has a large entrance hall with with door to the downstairs cloakroom which is fitted with a modern WC and hand wash basin there is a good size area at the base of the stairs with tiled floor to match the kitchen and dining room there is a window overlooking the front yard

Cwm Howell has five large double bedroom's, all being of exceptionally good size.

The master bedroom
The master bedroom is light and refreshing with solid oak flooring and has exceptional landscape views over the garden and Towy valley the room is furnished with a king size bed, pine drawers, bedside cabinet's and a built-in wardrobe, 42 inch wall mounted flat screen TV, ideal for those "duvet days" there is a modern ensuite walk in shower room to the master bedroom.

Bedroom two
Bedroom two is another light and airy room with double windows overlooking the garden and Towy Valley, this is a good size Family room furnished with a double bed and bunkbeds a chest of drawers and built in wardrobe, there is also a TV in this room with sky free view.

Bedroom three
Bedroom three is a another very large bedroom with a super king-size bed, built in wardrobe, bedside tables and draw units.
There is sky free view TV also in this room as well as far ranging views over unspoilt Welsh countryside.

Bedroom four
Bedroom four is a twin bedroom with two single beds which can also be configured as a super king-size double bed by arrangement it has a bedside table and built-in pine cupboard, the bedroom has views overlooking the front yard/parking area and fields to the front of Cwmhowell.

Bedroom Five
Bedroom 5 is a large ground floor family bedroom, with a super king size bed + bunk beds. There is a 42 inch wall mounted TV, bed side cabinets and a drawer unit.

The main bathroom
The main bathroom has granite flooring, sink,bath with electric shower and bath screen.

Bed linen is provided please bring your own towels

Central heating
oil fired timed central heating is included during the month's from October to April.
The Rayburn is also permanently lit during winter months, this provides constant back ground heating throughout the house to ensure you don't go cold for the duration of your stay.

Wood burner
There is a wood burner in the main lounge, it's only intended to burn wood and not other solid fuels. logs are usually available at £8 per sack or they are usually available at the local garage or other local surrounding outlets.

Wifi : there is free wifi included,(ResQ-5 : password 8CCF10C84B) also there is excellent mobile signal on most networks.

Electricity use is included but the charging of electric vehicles is at cost

Smoking
Smoking is not permitted in the house however if you wish to...please smoke outside but be considerate with the disposal of the Butts.

Pets/dog policy:
We allow well-behaved pets at Cwmhowell at an additional charge of £20 each up to a maximum of three. We have a strict policy that dogs are kept under control at all times, not left alone in the house, whilst in the house animals are not allowed on the furniture or allowed upstairs, there is a Stairgate to facilitate this and that pet owners clean up after their animals. Dogs and their owners must not walk on surrounding farmland in any circumstances and whilst walking on the main farm track, dogs must be kept on the lead.
The farmhouse garden is suitably fenced so that dogs can be left off the lead whilst in the garden provided they are not likely to leap the fence and escape .Also when weather permits we have a large woodland with pathway through that guests are able to use.

Garden
The large garden has outstanding countryside views over the Towy valley there is a large patio area to the rear of the house with table, chairs and a charcoal barbecue there is a five seater hot tub to the side of the property which can be floodlit during dark hours and a large pond which is fenced off at the rear, there are side gates which if left closed can contain children in the garden.
Please note... parents of toddlers, that the pond is not fenced off to the front of the property.

On-site parking
is to the front of the house and there is ample space for up to 3 vehicles.

Access
Cwmhowell is approached via a 5 mph farm track of approximately half a mile in length care must be taken on your approach as often there are loose farm animals.
Upon arrival at Cwmhowell there is ample parking for three cars adjacent to the farm house,on the loose gravel car park area. The house can be entered or exited via three different external doors.
There is ample lighting around the farm house.. switches to, are to be found inside.
Cwmhowell is a spacious Welsh farmhouse constructed in stone in 1864, greatly extended during the mid 80s. The house is two story, with a wide straight staircase leading to the first floor, on the ground floor there is a split level from the hallway to the lounge area.otherwise there are no particular hazards or points to mention throughout the house as all the doorways and
work-surfaces are of standard heights.
Points of safety for our younger guests to be noted are : there is no fence to the front of the property surrounding the shallow pond, there is an approximate 3 foot drop from the terraced area to the lawn and finally as with all working farms children should not be allowed to wander unsupervised.

Our pricing is as shown below - we recommend booking in advance to avoid disappointment, especially for the peak periods. If you're looking at a last minute deal then give us a call, we may be able to do a little something on the price if we have last minute availability!

Check-In time is from 5 pm onwards although please contact us to see if you can check in earlier as we can sometimes if not during high season, we can accommodate this. Check out time is 9:00am.

Is subject to your acceptance of our terms and conditions. Please ensure you read these below.
Bookings:
A 25% non-returnable deposit is required on booking your holiday. The balance outstanding must be paid at least 28 days prior to your holiday commencement date – if your booking is less than 28 days from the commencement of your holiday date the balance is due in full.
Cancellation:
If you cancel your holiday with more than 28 days prior to commencement 75% of the total will be refunded however should your cancellation be less than 28 days prior to commencement the full balance of the holiday is payable.
As always we recommend you take out adequate holiday insurance to cover those unforeseen eventualities.

Late bookings:
As late as you like providing the property is available. Full payment is required prior to arrival.

The property:

You and all members of your holiday rental party agree to keep the property clean and tidy, to recycle waste as directed, utilising recycling bags as provided and to leave the property in a similar condition as you found it upon arrival. We may charge appropriately for any damages caused or cleaning required when the property is not left as found on arrival. You and all members of your holiday party further agree not to use the property for any commercial purposes, including without limitation, assigning or subletting it or otherwise allowing anyone to occupy it who has not been previously been excepted by us. Additional guests to the property without our permission are not allowed.
You are responsible for the actual costs of any breakages or damage in or to the property, along with any additional costs that may result, which are caused by you or any member of your holiday rental party. You must not allow more people than our indicated in the brochure or website to occupy the property, neither can you significantly change the composition of your holiday rental party.
Whilst we endeavour to maintain equipment and services we cannot be liable for breakdowns or interruption of the aforementioned. Personal welfare, personal possessions, and property are the sole responsibility of our guests. The water supply at Cwmhowell and rainbow cottages is sourced from the private well, in the event of long periods of hot, dry weather the water supply may run low, we will not take responsibility for lack of water due to such weather conditions and in the event of such circumstances,(which have never happened) water restrictions may apply. Furthermore, due to the requirement of large amounts of water in order for the hot tub to run and be maintained, in the event of water shortage the hot tub may be deemed unusable.

Force Majeure:
We will not be liable for any changes, cancellations, effect on your holiday, loss or damage suffered by you or for anything yet to perform or properly perform any of our respective obligations to you which is due to any events or circumstances beyond our reasonable control, e.g. fire, flood, exceptional weather conditions, epidemics, destruction or damage and all similar situations. In appropriate cases, e.g. where your booking has to be cancelled before departure, we will refund to you all monies paid to us for your booking. No compensation, expenses, costs or other sums of any description (including without limitation the cost of securing an alternative property) Will be payable in such circumstances by us.

Data protection act:
We will only use your details internally e.g. to send you special offers and information. We will not pass your information on to a third party.
